CENTRAL NEW JERSEY - METUCHEN Real-estate query for 2021

My 1st. post. Own a rental townhouse 1940s built in condo 2 bed, 2 bath. In Central NJ, Metuchen. Very near to all major transport, walking to RR. Condition of home: GOOD. The thing is nowhere I can find how the market is shaping up in 2021 for this area. Few friends of mine are telling me to hold off selling as due to pandemic there's a substantial up-tick of folks moving into NJ from NY City especially suburban areas. Metuchen being such centrally located might be positively impacted, as a result.

I take it of course with a grain of salt. This particular townhouse or rather the condo itself has not shown any significant appreciation from 2009 till today. Appreciation would be around 3 to 5% max.

What are the opinions in terms of FUTURE 2021 market for Metuchen is my main question?

I’m not in NJ (yet) but I was looking at houses for sale around Metuchen in the past few month, really nice town. I bet that many small towns w/good schools are getting more attention these days. 
from my experience in NY market as an investor I would run a search and call a few local active realtors and get a detailed opinion w/quote on your property to get specific numbers.
