Getting started in San Antonio TX

Hi everyone. My wife and I are looking to get into real estate investing. My wife just became a licensed agent this month, but doesn’t want to spend the rest of her life earning commissions and I have a 9-5 engineering job that often is more like 8-7, and while it has good benefits, there’s not a lot of incentive for hustle. And I just don’t want that life any more. I ultimately want freedom. We bought a home about 2 yrs ago for $184k, and currently owe around $170 ish. Comps are now 220-230k. However, we have about $8,800 in credit card debt that we wanted to pay off, and my credit score is still stuck in the 650-660 range, mostly due to the high percentage of cc usage. I’m thinking after we pay off the credit cards in about 6 month, either sell our house and do a house hack, or use a heloc to fund an investment. Ultimately I see ourselves owning multiple rental properties, which could include commercial apt buildings and/or industrial rentals. The path to get there may include single and multi family rentals and possibly some rehab/flips. I spent my summers in college working for a general contractor doing construction/remodeling rather than an engineering internship, so I do have some skills in that area but I’m not licensed in any of those trades. I’m thankful to have found the bp community and I look forward to learning from you all, and I appreciate in advance the wealth of knowledge that is available here.
