Easement in Essex County

Hello, I am looking at purchasing in East Orange, NJ and my property has an easement where I get to use half of the driveway because it's a shared driveway. Currently, the seller has a verbal agreement to maintain the driveway with the neighbor. Is this common? Or do you have the written agreement in place where both parties agree to pay 50% of the maintenance.
