DST investing information

I have a working DST right now with Healthcare Realty Solutions, great return, check hits every month, I like the fact that they are the sponsor and broker for the deal "have skin in the game", I also like that it is a gyno clinic in August GA tied to a medical school, seems pretty stable. I may have another tranche of cash coming in that I want to 1031x. The current DST pays 8% for at least 5 years, I note the sponsor takes a hefty fee to mange but is there the risk they have oversold the investment and I will never see my original investment when they go to sell the building??

Nice job! I'm looking to invest in a DST and haven't seen yields anywhere near 8%. Everything I've seen is in the 3-6% range. Any recommendations?
