OFFER TO PURCHASE AND CONTRACT - North Caroolina

Hey Everyone,

I'm still very new to this but I'm buying my first SFH rental without a realtor and need some help.

Everyone have a North Carolina purchase contract they have use in the past that they don't mind sharing? I want to make sure I have everything in the contract I need as the buyer. 

Is earnest money usually $1,000?

@Phillip Mitchell, I would reach out to a real estate attorney in your local area for a contract.  As for earnest money - it is negotiable.  In NC, there is an earnest money deposit and a due diligence fee.  They are both credited towards the purchase, but earnest money is refundable (under certain conditions), whereas due diligence is generally non-refundable.  If you have a seller not asking for a due diligence fee, that is preferable (but not common in most markets).  Feel free to reach out if you have any other questions.
