Mentorship / Education Programs - Thoughts on Value

Hi All, 

Hope all is well and apologies in advance if this topic has been covered into redundancy. 

Wanted to see if anyone could provide advice/insight into educational mentorship programs (particularly virtual in nature)? Either from past experiences with courses or opinions on the value. 

This program is stated to provide individual support/mentoring, sales training, underwriting and structuring training with access to live events (networking / other educational courses). Essentially access to live team members who can support you in the deal construction as well as potentially introducing you to sponsors and other network members to partner with.  

The cost of the program is ~$35-$40k. 

Understandably, the mentorship/network areas are the most valuable here, but wanted to gauge thoughts on the ~$40k capital commitment here as that ~$40k is easily capital for a down payment. 

For additional context, I have not made a real estate investment prior, but do have capital sat aside to do so - which is why I wanted to reach out to seasoned investors to receive input on whether you believe it may be better to hold onto the capital to ultimately deploy into an investment and/or look for a local mentor who might be more hands on and may sponsor as well?
