Cash for keys vs Non renewal eviction

We have a property on contract to sell with inherited occupants paying very low rent because we knew the homes were eventually being demolished.

If I offered cash for keys as we need them out by the end of June, and they sign an agreement for cash for keys; If they do not leave do I still have to do a Non Renewal eviction?

Anyone know how long Non Renewal evictions are taking in Florida since the Moratorium was lifted? This occupant is threatening to fight a non renewal. I didn't think they could fight it, we are selling the property.
