Property management and broker's license

Hi,

I'm visiting the idea of entering the property management business in the next few years with my father, a retiring engineer who is a contractor as well.  Through my preliminary research and starting an online course for the real estate associate exam, I've noted you cannot operate such a business without being a broker, which I understand to require a certain amount of experience under a broker.  Has anyone found a feasible route to achieve the "understudy" requirement as an associate while maintaining a full-time career (I'm a CPA)?
