Where to get certified?

I am a new investor eager to get started - however, all deals I have looked at through 2 different "investor friendly" real estate agents were basically junk when comparing them to what I've learned and different calculators. In addition, these agents were super pushy and used ageism to try to make a sale on me without giving me the time I need to run the numbers. My experience with these agents made me feel like they were in it for building relationships with other agents rather than working for me.

I've gotten discouraged using an agent and would prefer to be my own agent. I am currently located in the Orlando area. Does anyone have a good recommendation of a reputable course/certification combo? I would actually prefer to take the class online if possible, due to my full time job and the challenges of driving in a tourist dense area.

Not sure why anyone needs to become a real estate agent to invest ? .. i invest and find properties without ever thinking of becoming a agent .. if you want to look at a property thats on the mls and a agent is short with you .. then hang up and call another .. there are plenty out there that know how to act and talk to prospective buyers .. are you asking to much of them ? .. lke asking for bpo's on every house or comps on every one .. if so you need to know those numbers yourself .. the only reason I ever ask a agent for comps or a bpo is if my investment partner requests one to make him feel more comfortable to pull the trigger and fund the project .. everytime he has asked .. My numbers were right in the same ball park as the realtors numbers ..

thats because I spend a hr to two everyday to study whats up for sale , where , and what has sold and for how much .. sometimes I will follow a property that I might have wanted but lost for one reason or another .. I will follow it all the way till it sells again .. ill visit the open house when the investor who bought it gets finished with the rehab .. I can guess pretty close how much they spent on the rehab .. and I will have a good idea what they bought it for so then i can figure out if they made a good profit .. these are all things that can be done without a license.. but if you really want one .. then go for it .. it certainly cant hurt .. i hear Keller Williams offers a great class as does Coldwater banker ..

Hi @Chris Coccaro,

You either need to find an investor friendly RE Agent or get your own license.

Your goals are different from the RE Agents and after dealing with several RE agents I decided getting my own license would be the best for my goals.

Do the numbers and find out. You may have some expenses to hold your license, but you will have the benefit of the RE commissions.

No recommendations on schools since I took my license on 2004.

I took my real estate license course through the Real Estate School online.

I would strongly recommend buying the book.  The online class wasn't much help to me but it meet the requirement.  My husband took the in class class and loved the school but online can be difficult.  After you complete your class, then you will schedule for your test with Pearson Testing Center.  Once you register, make sure to submit your application to DBPR and do your background screening.  You cant take the test until the state approves you, even if you have completed the class.  Please feel free to message me if you have any other questions.

@Chris Coccaro The best way to do is to learn a specific area and study the market of where are prices. This way when someone sends you a "deal" you know quickly whether this will work out for your investment style. I get calls from many investors that are just lurkers (i.e) they want a good deal in any area. Then I get calls from some that tell me they are looking for a Single Family, 3/2, in their farm area, within 300k, etc. Just my two cents
