Selling a property in a ''C'' location

Hello everyone,

We have been working on a rehab project for some time and now have it on the market for about 45-60 days. After some showings by the agent, the general concern from potential buyers is the location.

The property is located near a commercial ave (Back to a vacant lot facing the commercial ave and a car dealer backyard in front of the street). Neighborhood is a little junky and we got rubbed 2x during the works. This is not a war zone but we overestimated the quality of the location. The property is preaty nice and finish product is nice, big 4bed 2 baths. We already lower the price 2x.

Do you have any tips or ideas to help selling a nice property in a not so good location ?

Is there separation between your property and the other lots such as a privacy fence?  Visuals go a long way to help the aesthetics of a property.
