Real estate investment groups in Florida Panhandle?

My wife and I are looking to diversify our real estate portfolio with something in Florida that is close enough to Chattanooga TN for us to use it when it isn't occupied.  I am struggling to find some off market condos or townhomes that would work for us.  Are there any common Real estate investment groups that you would share with me?

I don't know any wholesale investment groups outside of the one @Arianne L. runs called Glastheim, but I would definitely take a look at the emerald coast area since the 3 main airports (Pensacola, Destin/Ft. Walton, and Panama City Beach) offer round-trip flights to Chattanooga for under $200. What amenities are most important to you when you plan on using the property? I'm going to take a wild guess and say fishing, based upon your profile picture...

@Arianne L. is a wholesaler in the Fort Walton Beach area. She is well respected on this website however I have not had any dealings with her company so far as I am a newbie at all this. But, she might be able to point you in the right direction. If you are just looking for Air Bnb style properties, I don't know if i'd look in Panama City area right now. Tyndall AFB is the driving economic factor down there and they are looking to rebuild in the next 3 years, so they say. But when Homestead AFB got hit by Hurricane Andrew they decided it would cost too much to rebuild and put Active Duty back there and instead made it a Guard base. I'm stationed on Hurlburt Field and don't really have an inside scoop or anything but that is the rumor going 'round.

I'd like to have one Air BnB type property in my portfolio.  I think I'd like for it to be at the beach because that is where we prefer to spend our off time.  I also think now might be a good time with people wanting out of the area after the hurricane.

Why not just rent when you wanna vacation. Most of the coastal investments in Florida will struggle to be cashflow neutral even with large down payments.
