Getting started, where to now?

Hey everyone! So i'm pretty new to bigger pockets so I hope i'm posting this in the right place and to get straight to the point new to investing as well. I'm trying to hit the ground running sort of speak and I am looking to wholesale a few deals to get some capital going before I start focusing my efforts on flips. I'm having a little bit of a hard time finding motivated sellers. I've found a bunch of distressed properties in my area but they are either already owned by another investor, or the home owner isn't motivated to sell at all.

Now my  mother is my realtor, and my father is my general contractor, so when it comes time to actually put together a deal, they are a huge help. But I guess my question is, where do I focus my efforts on when it comes to marketing? Also, being that I do not know any real estate professionals in my area i'm also thinking about hosting a meet up in south Florida.

Anyways any and all feed back would be greatly appreciated, thank you!

- Chris
