Small Multifamily Properties Near Eglin AFB

Hi BP,

My wife and I will be moving to the Fort Walton Beach area early next year and want to start understanding the local market with respect to smaller multifamily properties up to 4 doors. Our plan is to purchase and live in one unit while renting out the rest, but supply seems to be extremely constrained in the area. The closest I've seen are nearly an hour away, mostly in Pensacola. I have checked the 'recently sold' filters on Zillow and the sales volume is low. Can anyone give any insight into the area and talk to your experience?

@Anthony Urbik Like @Matt "Roar" Gardner said, there ARE multis to be had but like you already discovered there are fewer here than many parts of the country. But it isn't impossible! I keep my eyes open and on the MLS because I'm a multi investor myself and I know others who are doing it! You can also consider direct mail marketing for off market properties, but I will say there are many who have already or are currently doing that.

FWB area was not affected by the hurricane, FYI.
