Best Wholesaling Niches in FLA

Hello Everyone, Frank here! I am looking to start wholesaling in the state of FL( Central Florida, to be exact), and I wanted to ask: What niches( I.e., tax liens, pre-foreclosure, probate) would be the most profitable and have the least competition? I imagine that pre-foreclosure and absentee owners are getting bombarded with with thousands of letters/calls, so I want to make sure that I am investing my prospecting time and money in the best way possible by staying away from over-saturated areas. I am also open to JV'ing and helping others out. Thanks in advance for your suggestions, stories, and time!
