How can I find duplex properties?

Question

Back in January I was given an opportunity to move to Jacksonville for work and arrived in town just in time to start work in March. Part of my plan in moving here was to buy a townhome, SFR or small multi-family property to live in that I could turn into a rental property at a later date. Since then, I have decided that I would like to focus on duplexes. The way homes are selling right now I would be surprised to see what I’m looking for on the MLS so my question then is: How can I find more duplexes? I’ve spent quite a bit of time driving around Jacksonville looking at different neighborhoods so I have been out there, but besides driving-for-dollars what other methods could I employee to locate the properties I’m looking for so I’m not just driving around hoping to find what I’m looking for?

I'm not in Jax, but in St Pete I found a few that were incorrectly listed as SFR's by driving for dollars. I arrived to a showing early and just drove every street within about 3 blocks, getting a feel for the neighborhood. The next block over there was a property for sale with an inlaw suite in the back, but listed as an SFR. It seems to happen frequently in St Pete.

@Bryan Quintanilla I've been thinking about trying to market directly to owners, and not just of expired listings. I've considered making a list from the properties I found while driving for dollars and reaching out from there but right now that list is still on the small side.

@Colin Reid As nice as it would be to be able to filter out properties without driving quite so much I do enjoy that time in the car sometimes. I'll get an audio book or a podcast going and window shop the neighborhood. I really do need to define a process for it though.

Hey Michael I am in a similar situation and Florida’s inventory is really low. Especially In the small multi families. One thing to consider if you have access to the MLS is look up expired listing. It might be worth reaching out to the property owner directly of an expired listing and make them an off. Also look up FSBO listings on Craigslist. Hope this gave some ideas
