Hi all,
I'm from NY but am looking to get started on my real estate journey in Florida. Currently looking into a few locations such as west palm, Delray beach, and Kissimmee. I've heard that one of the best ways to find a deal where the numbers really work is through wholesalers but as I am not from the area, I find there is difficulty connecting to investors in the local scene. Are there are any fellow REI investors that can offer a bit of insight on how to find wholesalers out of state? Might there be a specific wholesaling forum or website I could look into or is Bigger pockets my best bet? Any advice is much appreciated. Thank you very much

Because of COVID, you man be able to find some local meetup events that are still meeting virtually which will allow you to network with local Wholesalers. I personally have not worked with any wholesalers yet in the area as i am still new to RE investing.

@Shulammite Ng good luck girl! I haven’t found any wholesalers here that provide good deals so I’ve started doing direct marketing myself. Anyway, majority of wholesalers in my experience focus on flip deals so unless you plan to do that remotely (which I wouldn’t recommend), wholesaling may not be the way to go.

I’ve personally found that if you go on Facebook and just search either the state or city your looking to invest in, plus the words “wholesale real estate,” you’ll find a couple of groups that you join and start asking for deals.
So “Kissimee wholesalers” or “Florida real Estate” might be examples. Then go in the group and announce that you’re looking for a deal. Wholesalers are pretty desperate to move deals they have, or get buyers on their lists, so you’ll have no problem getting some conversations going.

@Natasha Jansen What areas are you looking for deals in? I live in Lakewood Ranch and I'll be starting a big "Driving for Dollars" campaign in a week or two. Mainly in the Bradenton/Sarasota area, looking for myself as well as others.

@Scott Bottomley I'll start a new "project" in google earth for each area. I'll drop a pin, saving the data, go home and look it all up on the county website and go from there. I'm interested in the different driving for dollars apps too but I've just been too busy to really look into them.

@Josh Knellinger I typically look anywhere from St Pete & surrounding area to Orlando. Bradenton/Sarasota may be a little too south but fair game for a great deal.

I've been hearing a few apps floating around bigger pockets that people use to drive for dollars - Property Radar (apparently a game changer), Real Quest, and deal machine. Hope this helps!
