Out-of-State Beginner Investor looking to Fix & Flip

Hi, so I am looking to do my first buy, fix and flip project in Florida. Right now I'm living in Puerto Rico so I will be investing out-of-state. Just got private money lender pre-approved me with $112,000 which includes buy and rehab. This means that I’m looking at some entry-level flips with not a big profit. Any recommendations on how and/or where should I start? Any tips I should have in mind before I start investing?

Hi Carlos - I saw your post - just wanted to add my 2 cents. I currently live in Puerto Rico and we have a real estate club that meets tomorrow Weds at 6pm in Condado (REIA Rico). Someone is bringing some wholesale deals from various cities on the island. If you are considering fixing and flipping in Puerto Rico, this might be a good meeting to attend. I've posted in the announcements section on BP, it's also in meetup and eventbrite.
