crawl space foundation cracks - recommendation for a pro?

Hi everyone!

Just started my inspection period for a SFH in Raytown (my first time!) .I found out that there are crawl space cracks damage :(

I am looking for a professional engineer to estimate the damage/repair costs.

- Do you have any recommendation about someone specifically, or for a good website that have some kind of rating for professionals?

2. Any idea how much this professional estimation should cost?

So, I'm not in your area. But I'm going to assume that the portion of the foundation that has cracks is a single story part of the home, right? Does this part of the home have a concrete block foundation, or a concrete foundation?

If it's a concrete block foundation, and it's sorta "normal" cracking at the mortar joints, shouldn't be too expensive to "re-point" the bad joints. If it's a concrete foundation AND/OR if the cracks are large, then you might be looking at larger repairs. The engineer can help you decide this.

You should call around to local structural engineers and see if you can get someone to come out and write a letter, including suggested repairs and approximate costs. I'm guessing you'll pay about $1,000 for this.

You aren't going to find any sort of "yelp for engineers". But a google map search for "structural engineer near Raytown MO" reveals tons, including Foundation Engineering Specialists, LLC right in Raytown.

Hey Idan,

A good foundation guy should be able to tell you if there's any structural issues and what's needed to remedy any problems. I'll shoot you an email with a guy we've used on a couple block foundation repairs for us.
