Considering a property adjacent an Electrical Substation

I'm evaluating a property adjacent an electrical substation. The evaluation generates the cash flow and financial criteria I'm targeting.   The property is in a great location with development in the area on the horizon.  It is currently fully occupied.  I like it and want to pursue it.  My concern is that it is exactly next door to a utility company's electrical substation.   I know there is electromagnetic radiation that comes off of substations but all my research shows there is no proven health effects related to low level electromagnetic radiation.  I'm concerned that because of the substation, I may be limited on the resale price in the future and limited number of future prospective tenants.  Any advice would be appreciated.
