Best way to build agent/PM relationships for MLS comps in Texas?

Hi Everyone,

I am a new wholesaler just getting started in the Houston Texas market. Since Texas is a non-disclosure state, I know that having accurate MLS data for comps is absolutely critical to making solid offers.

I want to build genuine, mutually beneficial relationships with local real estate agents and property managers, but I don't want to just ask for favors for free.

Outside of wholesaling, I actually own a gate and access control company. I have some ideas on how I can trade my vendor services, client discounts, or referral commissions in exchange for an agent's time and MLS help, but I'm not sure how to approach them correctly.

For the experienced Texas wholesalers or agents here:

  • What is the best way to approach an agent or PM with this kind of value proposition without annoying them?
  • Are there specific things investor-friendly agents look for when partnering with a beginner?
