Kansas City Recent Stats (As Of June)...

The June Heartland MLS numbers are out. Heartland MLS every month posts stats reflecting current year versus prior. Heartland covers the Kansas City metro, typically an hour radius of Kansas City fall within this MLS. With everything going on Kansas City is still being resilient and staying consistent. I always say we have steady appreciation. Sure COVID we had a boom but generally we have 4-5% appreciation annually.

Average sales price climbed to $410,448 (+4.4% year over year), homes averaged 36 days on market, sellers received 98.8% of list price, and inventory remains tight at just 2.4 months of supply. Last year we were at 2.6 months so I have seen it tighten up. 

Most of my business is with investors buying fixer-uppers (flips or BRRRs), small multifamily properties, and starter homes under $300k. Those segments continue to see strong demand and not much being available. Suburbs are in the most demand with school districts driving that. June was a little slower, but July has been noticeably more active, with multiple-offer situations returning on many properties I have viewed. 

I know each market is different but here is a peak of Kansas City.
