I know wholesaling real estate is a valid career, but what keeps property owners from just going straight to investors looking to pay fast cash, just as we would do? This would Potentially cut us out. Any thoughts on this?

Typically the seller simply does not know who would want to buy their property. As a wholesaler you have built up contacts, know what your buyers want and how much they can pay. The seller simply knows they have a problem they want to go away. 

Sellers don't have the time or inclination to research, find bigger pockets, find a local investment club, and then ultimately find a buyer. Many agents don't want to, or know how to deal with severely distressed properties and sellers. Lets face it one of the most common question here is from investors saying how do I find buyers. How do you think a property wner fells that doesn't know anything about REI.

Many times these sellers have simply given up and walked away from the property and are happy to know someone actually wants to buy it.
