School question: 5 most important abilities and skills

I'm doing a school project and need to jot down the 5 most important skills and 5 most important abilities for our career. I also need to jot the 5 most important knowledge areas of this job. For my career I put down real estate investor (starting out flipping but eventually moving into commercial investment) what would you guys say is the most important skills and knowledge areas. Would be great if anyone could help me out. Skills, abilities and knowledge areas pls.
