Rent increase in May or June

I was planning on sending a letter to two of my tenants that have not seen a rent increase since I took over almost 2 years ago. With the current situation should I still send the $50 increase for them to stay month to month? Should I offer 12 months for 790 and month to month for 820? Rent is 750 and market is 900.
