Unregistered multi unit in Baltimore City
Hi all-
Hoping to get some guidance from Baltimore city investors here. I’m looking for my first property in the city, and have come across what I believe to be an unregistered/unofficial two-unit apartment constructed inside a former single family home. Anyone have any experience with cases like these? How stringent is any enforcement of this kind of stuff? My agent suggested it’s not a big deal, but I wanted to check in anyway. Thanks in advance!

@Nick Pisano Don't think your agent is fully informed. There is a U&O (use and occupancy) designation that comes from the city for properties to be zoned as a multifamily, commercial, residential etc. Utilizing a property you own for a purpose it is not zoned for could come with consequences if the city finds out.
An quick way to check if the zoning was modified to be a small multi is to check with BGE or whoever supplies power to the home. if there's multiple units under the one address, you are probably good but I would still check zoning to be sure
