Vacation rental eviction law in MA

I own a rental house on Cape Cod.  Summer rental rate is about 8 times the winter rental rate.  I don't have a problem yet, but I don't want to ever be in the situation where the winter tenant refuses to vacate the property for the much higher-paying summer tenant.  I believe, but don't know,  that a different, much more rapid eviction process applies to those renting a vacation rental, with a lease that runs under 100 days, with the renter not having established the rights of tenancy.  I have spoken with a local lawyer who specialized in landlord tenant law, who unfortunately did not know much about evictions under a vacation rental lease.

Anyone have any information or experience in this matter?  I don't want to make a mistake, and lose my summer's rental income because of a winter tenant forcing me into a lengthy eviction process, or because of a short term summer tenant refusing to vacate the property for the next tenant.  I am very willing to rent the property only for under 100 days at a time, even in the winter, if that would help to prevent ever being in a situation where I have to go through a lengthy eviction on this property.
