I have a potential deal and trying to do my homework on this area. I have 2 months to prepare as they empty out their father's belongings.
Owner inherited house and wants to sell, preferably to me to avoid hassles. She's willing to entertain my deal. Most likely an all cash deal which I'll refinance after a year. Owner is mother of my coworker.
I'm an out of town investor, and new to rei, so I have no clue on rental rates, crime, jobs, etc. But I think this may be a good opportunity for me if the numbers make sense.
