Investment Property / Wholesaling Property

Hello, I am interested in purchasing rental property and wholesaling properties. I have located a property (good condition) that I can purchase with cash. It only requires some paint and new carpet to turn it into a good rental. My concern is the area is quite distressed, while some of the properties are in decent condition, others are boarded up and an eye sore.  I have always been told when considering real estate LOCATION is key. I'm unsure if I should purchase this property because of the area. Not sure who would rent in such an area. Need some input .......Please Help!!

it is probably  in Trenton. Am I correct?  Just because a property is inexpensive, that does not make it a good or wise purchase. If the area be a that distressed, you most likely will get tenants who can not live anywhere else. My advise is to stay away.
