Looking to invest in North jersey

Hi All,

i am pre-approved for 350K and have been looking to buy a multi-Family house in north Jersey ( Bloomfield, Montclair, Rutherford, glen ridge etc), for the last couple months.

I am actively reading the forums in bigger pockets (thanks to all of you for the vast ocean of information).

I basically look at GSMLS for listings. To be honest, i do see lots of units available. But whats frustrating is that all the units i like are gone even before i can look at them! I have not even reached a point where i can put an offer on something and gotten out bid ( am am expecting that will happen often and am prepared for that). What am i doing wrong? 

I dont have any realtor that i am working with, i usually call the listing agent directly. The last couple houses were under contract even before my viewing dates. With an inflexible full time job, i am not sure how to pull this off..

Any suggestion? 

Also open to any other are recommendations.
