@Anthony Henriquez Hillcrest is one of the better sections of Paterson, if you're flipping single family homes sell for the high $200s- mid $300s. When searching for a flip or rental there consider room size and layout as functional obsolescence is common, also be careful of properties on the far South and East Side of the city as they may require flood insurance which can increase your hold time on a flip as these properties can take a bit longer to sell.
