Dealing with a nightmare tenant

I recently just bought my first duplex early this year on long island. I have one tenant who is paying the rent no problem but the other tenant on the right side of the duplex hasn't paid me rent ONCE. This property should be making me 400 a month but instead I'm losing more than double that. I have tried to reason with her but she refuses to leave even after her lease expired. She said the only way I'm going to get her out is if I take her to court... She doesn't seem to care about having an eviction on her record or the fact that I losing all this money and could potentially lose the house. Seeing how New York just extended the eviction moratorium till January I'm wondering if there is anything else i can do to get her out of my house. Appreciate any feedback!
