Hello, I'm a newbie out of state investor with a goal of buy and hold in B neighborhoods.  I came across a property in 

N Broadway Avenue Trotwood OH 45426

Is this a B class neighborhood?

Asking is 70K rents for $950.  

How is the vacancy rate and turnover here?

How is the crime rate?

What drives the rental market in this neighborhood?

Appreciate any help.
