Is the upstate bubble proof?

Hi guys and gals,

I was curious what everyone thinks of the upstate market as a whole (Greenville, Pickens, oconee counties)? 

I keep reading that the bubble might burst in next couple of years, what are your thoughts?

I personally feel this market is very stable and not over valued, lots of positive job growth ever year, crime is low.

During the last 15 years has our market really changed much during the down times?

If there is a bubble building anywhere in the upstate, it's Greenville, at least for multifamily.  There has been a huge amount of construction of class A MFRE rentals in the last couple of years and the rents are very high for those apartments.  Even with all that's been happening positively in the upstate, I would be somewhat wary of that market, especially if you are buying class A MFRE deals.
