Nashville Market Predictions?

Question

Will the surrounding areas of Nashville continue to grow or is the growth period coming to a close? Which nearby towns do you expect to be "up and coming?"

Great Question!!!! The Mid State area will continue to grow well into 2023. With the Blue Oval City coming in the Tennessee near the Hatchie Wildlife Reserve near Brownsville, you can expect to see property value increase in West Tennessee. But, the Mid-State is where most companies want to be. That growth is not slowing down. Nissan is building across the I-65 from its HQ and all areas within a 25 mile radius of Nashville's city center continue to see growth. I would have to point you to Columbia and south of that to find any deals as Williamson County is the hottest county in the state right now. Look out to Lebanon for opportunities and Dickson to the west.  Not much between Nashville and Clarksville but if you went there you would not be disappointed. I hope this helps.

I must say @Brian Boyd said pretty much exactly what I would say....

If you hear people tell you there has been a slow down in the market, they are either not making offers or just don't have a clue about real estate at all. Things slowed down between thanksgiving and Christmas (some), but now we are back to full on 15 offers on every property the first weekend.

Williamson county is definitely the most difficult place to buy and will continue to be that way. Appealing place to live, and extremely difficult to build new housing due to public enemy number one (Williamson county codes dept).

I'm only looking in the surrounding areas now. Maury, Cheatham, Dickson, Wilson, etc.

Murfreesboro is too hot for me so I have taken that one off my list for the most part.

I don't see things slowing down until we can more inventory on the market and that needs to come from new housing development. Prices might stabilize....at some point. I don't see an end in sight at the moment as we can't put up housing fast enough for how much demand there is in the area.

@Brian Boyd @Luka Milicevic. I haven't heard any professional investor say that the market won't continue to climb except soften just a little. I will definitely be looking into Lebanon and other areas soon, this seems like a great time to make a move due to the rising prices and interest rates. David Greene had an excellent explanation as to why the interest rates might actually lower inventory and raise prices which was very interesting. Episode 553. It may slow down a little as rates go up but I will bet you it will continue to grow. Columbia, Clarksville, Lebanon, and Dickson will be the up-and-coming areas as these areas arent super overpriced yet.

I hope it does slow down so I can buy a duplex.
