Nashville TN Investing Viability-Costs-Resources

Hi folks - My spouse has an opportunity to relo to Nashville and we're doing our homework.   From a livability POV Nashville seems fantastic.  For my line of business I'm curious how those of you in the BP forum have found RE Investing to be in Nashville?  

Specifically how are:  Property Taxes; New Construction/Remodel prices per SF; rental rates; appreciation for buy and holds; availability of quality GC's, electricians, plumbers, tiler, handymen, RE lawyers & title companies; architects.   I'd love to talk to anyone who is doing buy-and-hold or live-and-flip in Nashville to get a sense of the area.  Also would like to hear about any commercial or residential agents who are accustomed to working with the RE mindset.

Hello!

I know I'm very late to the convo but I'm of course interested in buying in Nashville too! After we've sold our home in Cali we are going to come down and check out Nashville because we have def been priced out of LA. We are interested in buying and holding with a budget of $400-$650k. I'm in love with older homes and wouldn't mind rehabbing but was curious about all the new construction? Not necessarily the talk and skinnies but a SFH rather than a condo. Is there any more or less value buying new construction vs and older but rehabbed home? Which areas would you recommend? I have friends who have lived there or live there and warned me that East Nashville you can still hear gunshots even if you live in the nicer parts like Historic Edgefield or lockland etc.

I’m looking to live in it with family (with small kids) for a couple of years but sometimes I work out of the county or out of state for a year or two, so I want to find an area and place that’s easily rentable and  is safe for my family with young children. 

I’m interested in Sylvan Park/heights, green hills/forest hills, hills borough village, west end, Germantown/ salemtown and east Nashville. Also curious about Buena Vista or Charlotte Park and the Nations.

Lastly, how’s the flooding situation in these areas? Any ones that are better or worse?  ANY thoughts or advice would be greatly appreciated!!
