Areas in Sacramento

Hi everyone, 

I am considering investing in a rental property in Sacramento. A cursory look on zillow (which I understand is not super accurate) shows some good opportunities when I put them into my rental ROI calculator. I was wondering if anyone can tell me which area(s) of Sacramento has good growth opportunities and attract good tenants? And perhaps which areas to avoid?
