Looking for advice on Waco, TX

Hey all! Starting to look north of where I currently am in Round Rock towards Waco. Is anyone familiar with the area? What neighborhoods should I be looking in or looking to avoid? Looking for a SFR for a buy and hold, preferably near Baylor or where Baylor students would like to still rent, yet be in a safe neighborhood.
