Hi there, I'm looking for a turnkey property in the Dallas area. Can anyone recommend any turnkey providers (preferably ones that you've actually purchased from?)

My main criteria: 

$100-125K purchase price, 20% down
400-500/month cash flow
Good reputation; experienced property managers
