Good way to purchase first rental

What is the best way to acquire my first rental property?

I am too busy to do traditional prospecting, but I am willing to make less of a profit.

If I can't do traditional prospecting, should I stay out of real estate?

(I am not asking for a mentor...but asking if a mentor is a good way to go?)

What options are there? Shared profit mentor?  Fee based mentor?   Investment club?

Chris Kraemer s amen brother that's how I got started. My time is more important Han licking stamps or calling sellers.
