Any recommendations for a hard money lender

Can anyone recommend any good hard money lenders, who are willling to lend in central texas area.   Prefer a lender who can do 100% financing, if there is enough equity in the deal.

Ok i get it if your expliantion is accurate then they are not really loaning per se they are doing equity JV deals and no doubt in the operating agreement if you fail at all they simply take over and finish the deal with out having to deal with you anymore.. and again I can't blame them for that method I would do the same if it was 100% my money. its the up front 3k that most people on BP complain about and the amount of people that pay it and never get funded.. its great gig if you can pull it off take no risk and make 3k
