Realtor Notifications to Seller

When talking with a seller, what are the requirements to notify them that you are an agent and that you may be purchasing their home for below market value based on XYZ reasons? Is there a disclosure form that they can sign to cover the agent? Or can a verbal discussion take place. I am assuming this would be a motivated seller. Thanks!

 I would verbally disclose this right at the beginning of 1st contact. After that make sure you get it in writing. If it ain't in writing it didn't happen.
