House Hacking: Rent by the room

I am planning to buy a 5 bed 3.5 ba house as a primary residence and I plan to rent out the other rooms. What strategies can I use to advertise individual rooms? What amenities should be included with renting out the room? How do I figure out how much I can charge for each room?

@Kevin Tad-y as someone else mentioned, you’ll want to check city ordinances to make sure this is allowed. where i am, i can only do 4 unrelated people per unit. if you have a single family with 5 beds, i could only fill 4 of them.

figuring out rents is the same as figuring out anything else. just look at what other people are doing. check any and all listings. ask realtors or other investors in your area.

i post on craigslist in the “rooms and shares” section, zillow (which auto posts to a few other sites), and apartments.com (which auto posts to a few other sites).
