MLS Single Family in Texas (DFW/Abilene)

Greetings Folks, are there people out there that have found B & C properties on the MLS (Abilene, Dallas, Weatherford, Fort Worth area) ? I best bet is to do an off market deal and BRRRR but I am wondering if it is worth looking on the MLS. I have only really looked in Abilene but I haven't found anything good. Right now I am just in the practice phase of analyzing anyway but wanted to hear some thoughts. Thank you

    Yes....of course if you can generate your own off market leads those are probably the best ones, but they take time and money working your lists. 2nd best I've found is MLS. Free and fast. Around DFW it's been pretty rare I find a good deal from wholesalers in 3-4 years now. One or two here and there, but for the most part the ARVs are high, the repairs too low and they're trying to hit home runs off of newer investors. I'm sure there are exceptions, but that is typically what I see.
