As a newbie investor. Does anyone have some recommendations for spreadsheets or apps to begin analyzing rental properties and how should one approach understanding and finding valuable information about my market (Arlington, Texas)

One thing you can do is if you see a sign that is Rent by Owner, call them and ask for the details of the property and what the rent is. Any realtor can give you rent numbers on what is in MLS, but they can't give you numbers for what is off MLS. I find in places like Arlington there is a lot of For Rent By Owner..maybe 1/2 the market. You want to know your purchase and rent numbers....so calling when you see a sign is a good way to find out.
