New investors in Houston

The wife and I are new investors in north Houston area, we have all our ducks in a row just need a few recommendations and advice.

We are currently looking for a bank/lender that will cashout REFIA 75% ARV with NO seasoning period. We have pre-approvals from a few lenders but all have seasoning perioids! Any advice on where to look?

Anyone in Houston used a quality general contractor? Those are hard to find....HELP!!

We are also looking to network with new and experienced investors in the houston area. We love to learn!
