I bought my house that I live in 4 years ago. It's a small 885 sqft 3 bed 1 bath home. I'm in the process of getting plans worked out with an architect to make it a 2,000 sqft home. Plan to put a studio apartment over the garage...yay house-hacking!

Anyway, I'm very new to construction/reno loans. I think that's the route I will have to go because I'll probably need $350K+ to rebuild this house right now. 

Has anyone worked with someone they love for this right now?

Has anyone worked on a large project like this recently? Any advice or things you wish you knew?

How much money do you typically need to do something like this?

I owe about $325K...plan to put $350-400K into it. ARV should be about $850-900K+
