I have been saving my funds diligently over the past two years and am almost where I need to be for a pre-approval process. I wanted to see what the forums thought on investing in Athens, AL is? I am very familiar with Huntsville and the sub-markets around there but have not found the time to travel to Athens and recon that market. Does anyone have recommendations, pros, cons, or lessons learned from investing in Athens, AL?
Hey @Joshua McMillion ! Athens is, in my opinion, also a good market to invest in. However, it is a bit different than the HSV that we all know and love. You're generally able to get properties a bit cheaper out there and they also tend to cashflow a little better. However, you won't see the year 1 appreciation that you would in HSV. However, I think as a long term investment, the appreciation should only lag a little behind HSV.
All in all, I'm bullish on investing in Athens.
I think Athens will be growing right along with HSV because the city leadership has been working together with HSV. there are already jobs/companies that have headed to Athens in order to be close to the new Toyota/Mazda plant.
@Caleb Bryant I’d love to hear your thoughts on Decatur as well. Do you think it’s a growing market, similar to Athens? and do you think rental properties are worthwhile there? I’m more interested in cash flow than appreciation.
@Keola Nishikawa so Decatur can be good for cash flow. It has high levels of renters vs ownership. The city itself is a little bit growth averse and it's hurt them a lot. I think long term they'll catch on but Athens is going to appreciate faster IMO. Southwest Decatur is pretty solid

Athens is a great buy and hold. With all of the industries moving to the Northwest part of the county, it has the potential for terrific growth.
