How To Get Leads to Call

Question

My biggest struggle is to get people to call me I usually do 200 leads a week and dont get any calls back. Help me figure out how to get calls from the people I send letters too.

Thanks guys for all your replies! I don't use google voice I have a local side line number that rings directly to my cell phone. Most of my leads that I mail to are extracted through Rebogateway and are all in tax default. The mail piece I use is a hand written yellow letter stuffed in an unsealed envelope. Cant figure out why I'm not getting calls back just started out and I'm trying to figure this wholesale niche out. Any Advice Would Help Thanks In Advance! Account Closed

Trivia items... The word "criteria" is already plural. The singular is criterion. Also, " 's " is not the plural form, it's the (singular) possessive.

Tax delinquents aren't typically that motivated. If they're not paying their taxes either, it's a good bet the financing is in default also, though this is not always the case.

Really, anything on the foreclosure timeline up to about 60 days prior to the auction would be good, I think.

I am new to wholesaling and I'm testing different criteria's for motivated sellers. The tax default option was available so I figured I would mail to them to see what kind of response I would get. What are some criteria's would you recommend?

I have had great success with that list and using google voice.  I have now moved away from google voice to differentiate different mailing / marketing campaigns.  The tax default list has different motivation levels at various times of the year, I would also look at if they are only one year in default, they may not be motivated at all...  Just be consistent and mail to your list many times (as @Claire Trammell says) over, say 5 to 8.  I also agree with @Aaron Mazzrillo and increase your list size.

My only suggestion is if 200 aren't working, try 2,000.

How would anyone know that you are using google voice?  I use it and when someone calls the number it rings to my cell phone and on the rare occasion I don't answer the caller gets my voicemail.

I have used google voice for a while.  I don't have a dedicated extension at work so I give out my google number.  I plan to use google voice for all real estate related business too.  I love the fact that I can get calls directly to my cell phone without giving out my personal number.  With google voice I can "turn off" calls (I don't want work calls at 7pm or on Saturdays!).  I don't see anything wrong with it.

@Daniel Jimenez perhaps you need to evaluate who you're contacting.  Make sure you are reaching out to people that are most likely interested in your services.

Maybe also revamp your letters.  If you're writing them yourself, make sure the letters are 1) getting opened 2) eye catching and attention holding and 3) encourage contact
