Subject 2 and Seller Financing

Hello BP community. My goal of this post is to gather as much information on Sub 2 and Seller financing. I've seen little bits of information here and there on the forums about it, but I'd like to make a conglomerate of information about these two similar strategies so investors like myself who are interested in it and maybe can't find or don't want a mentor can still learn. So drop any and all information below whether it be a book you've read, advice, a personal experience with it (good or bad) etc. Any and all information is welcome. Thank you all in advance!

@Shaun Sanville Look up Pace Morby. He's big online and might even sell a course. I typically don't think courses are worth it because the information is usually common knowledge, but in this case I would personally buy his course because there seems to be a lot of legal implications if not doing it correctly.
