Student Housing as a strategy?

Has anyone had experience doing mid or long-term rentals with student housing? An example of this being a SFH with 4 or 5 bedrooms and renting each room to a student. If so, what were your experiences (good or bad)? Do you think it's viable? What considerations would/do you make if pursuing this strategy? Any other advice? I'm not in this market but it's something I'm considering as a potential option.

Student housing can be very profitable, but there are a few key differences that set it apart from most long-term rentals. You should typically have the property leased out 1-2 years in advance because if you don't get a tenant and wait till the last min after turning it or right before their lease is up no one will be looking for a rental on campus and if you find a tenant and lease it up off cycle you are screwing your self over. Also, always make students have a co-signer sign the lease to protect yourself.
